Property requirements

The general requirements for leasing properties to DHA are listed below. Property requirements may vary by location. 

To be considered for a lease your property must meet the following criteria:

  • Close proximity to a Defence base (within 30km)
  • Minimum of three bedrooms with built-in wardrobes
  • Lounge
  • Dining/meals
  • Kitchen
  • Laundry
  • Bathroom with separate shower and bath
  • Separate toilet
  • Ensuite
  • Double or single lock-up garage
  • Fully enclosed rear yard

Additional features that may be required*:

  • Covered outdoor area (min.15m2)
  • Security screens
  • Climate control
  • Internal storage: linen, broom and pantry cupboards
  • Low-maintenance garden

* These features are desirable and may need to be installed. This will be assessed at the point of application.

  • Security screens
  • Ensuite
  • Climate control
  • Internal storage: linen, broom and pantry cupboards
  • Low-maintenance gardens

Rent may be subject to abatement under certain circumstances such as loss of enjoyment or amenity, or breach of lease terms. Rent is paid where the property is habitable. Should a property become uninhabitable during the term of the lease, or lessor breaches the lease terms, the rent may cease or abate and the lease may be terminated by DHA.
