Property care

When you lease your property to us, we manage it under the terms of a property care contract. This contract explains the services we provide during the lease period for a fair service fee.

We provide these services so we can manage any day-to-day issues. You benefit because you don't receive constant calls about occupants and general repairs.

Property care service fee

We deduct the service fee from your monthly rent payments.

The fee is calculated as a percentage of the rent.

We generally charge a flat fee of:

  • 16.5% for free-standing houses
  • 13.0% for properties with a body corporate
These rates include GST.

How we manage your property

We keep the property occupied throughout the lease term.

This means we:

  • arrange for Defence members to move in and out of the property
  • manage the occupant while they live in the property
  • conduct regular inspections
  • give you inspection reports

If the property is ever unoccupied, we still manage the grounds so it looks like someone is there. This includes:

  • watering gardens
  • pruning trees
  • mowing lawns
You don't need to inspect the property during the lease term. If you want to inspect it, or you have a contractor or insurer that needs access to the property, let us know.

We take care of most non-structural repairs during the lease term.

Rent review

Each year, we ask an independent licensed valuer to give a recommendation for the rent. This is based on a valuation of current market rates.

They may recommend that we increase or decrease the rent, or keep it the same.

Rent is subject to abatement under certain circumstances. Rent is paid where the property is habitable. Should a property become uninhabitable during the term of the lease or due to a lessor’s breach of the lease terms, the rent may cease or abate. Guaranteed rent is subject to the terms of the lease. DHA does not take into account an investors objectives or financial needs. Investors should always seek appropriate advice before making any investment decisions with DHA.
