When you buy a Defence Housing Australia (DHA) property you can be assured you’re dealing with a credible and accountable organisation.
DHA’s role
Our main role is to supply housing and related services to members of the Australian Defence Force and their families in support of Defence operational, recruitment and retention goals.
Governance
DHA sits within the Defence portfolio, but is not part of the Department of Defence. We are a Commonwealth Government Business Enterprise established to undertake business activities on behalf of the Australian Government.
Overall responsibility for our activities is shared by the Minister for Defence and the Minister for Finance and Deregulation. A Board of Directors is responsible for our overall performance.
Portfolio management
To meet our Defence housing obligations, we are very active in the residential property market. We manage a sizeable property development, construction and acquisition program. All properties meet stringent Defence requirements in terms of location, size, amenity and inclusions.
Each year, we sell a portion of our portfolio to investors under a leaseback arrangement. Revenue generated from this activity is our primary source of capital; it funds our operations and enables us to provide quality housing to Defence families. In turn, investors benefit from our property expertise and the security and certainty of our lease agreement.
We currently manage over 18,000 properties Australia-wide, worth approximately $8 billion. Of these, 65% are managed on behalf of investors.
